• We compare mortgage options across our panel of UAE banks based on the information you provide.
• Any rates, monthly payment estimates or eligibility figures shown on this site — including the affordability calculator — are indicative and illustrative only. They are not an offer of credit or a guarantee of approval.
• Your actual rate, loan amount and terms depend on your salary, credit profile, the property, and each bank's own policies and final approval.
• There is no advisory fee charged to you as a buyer for our service.

3. Your responsibilities

You agree to provide accurate and truthful information when using our eligibility calculator or contact form. Submitting false information may delay or invalidate any mortgage application made on your behalf.

4. No guarantee of approval

Submitting an enquiry through this website does not guarantee mortgage pre-approval, approval, or any specific interest rate. All lending decisions are made solely by the relevant bank in accordance with its own credit policies.

5. Communication consent

By submitting the contact form, you agree to be contacted by Urban Nest Consulting via phone, email or WhatsApp regarding your enquiry, including a confirmation message once your enquiry is received.
